Before you even look Get Pre-Approved

This is step zero. Without a pre-approval, you cannot submit a competitive offer in today's market. Period. I connect you with trusted lenders, including Homeowners First, our in-house lending partner, who can issue "as-good-as-cash" bulletproof approvals within 48 hours.

No-charge credit enhancement is available. If your score needs work, we address it before you're emotionally invested in a home you can't yet compete for.

A California Residential Purchase Agreement is 16 pages of legal complexity. I walk you through every line: price, earnest money deposit, contingencies, loan amount, verification timeframes, occupancy terms, inspection rights, and more.

I use strategic tools including enhanced EMDs, uniquely crafted offer presentations, CMA-backed pricing, and live offer presentations whenever possible to differentiate your offer from competing buyers and give you the best chance of winning without overpaying.

The 30 days most buyers underestimate In Escrow

Once your offer is accepted, the real work begins. Key milestones:

  • Day 1–3: Earnest money deposit due
  • Day 1–17: Inspection contingency: hire inspectors, review reports, submit repair requests
  • Day 17–21: Loan contingency: your lender finalizes the loan
  • Day 21: Appraisal contingency: property must appraise at or above purchase price
  • Day 21+: Contingency removal: once removed, your deposit is at risk
  • Day 28–30: Final walkthrough and signing loan docs
  • COE: Keys in hand
Critical: Do NOT apply for new credit, make large purchases, change bank accounts, or deposit unexplained cash during escrow. Any of these can derail your loan approval days before closing.

  • Appraisal coordination: if the property doesn't appraise, we have options and a plan
  • Coordinate move-out to match the occupancy agreement
